e.g. (just some ideas I got off the top of my head)
-owning the Pizza or Chicken fast food joints nets you $1 for every purchase made
-owning the Sniper Hideout spawns you with sniper rifle with a decent number of shots
-owning any one of the available docks keeps a boat available at the dock, unlockable only by you
-owning the pointy tower (or the sort) spawns you with a parachute
-owning any one of the medical centers heals you at a certain rate
-owning any of the safe houses (that are normally safe houses in the game) allows you to spawn on the boat
-owning a spray paint joint nets you some money everytime someone uses the facility
-owning the police station spawns you with minimal stuff (e.g. 50% armor, shotgun with some ammo)
-owning Area69 spawns you with some more stuff than a police station (e.g. 100% armor, desert eagle, M4 with some ammo)
-owning the XXX Shop spawns you with the dildo weapon
-owning the mafia body dump spawns you with a shovel

Some interesting ideas there. The next update does have a few new property features, but I have to admit I like the sound of some of these, such as the sexshop spawning a dildo

On a side, with the police station, don't forget the nightstick weapon included with spawning :-D.  and don't foget the spray can with spawning when owning the spray shop.

Here are a few more ideas:

-owning one of the City Halls will reduce any received jail time by a certain percent (25%?), stacking of city halls allowed (maybe?)
-owning the jewelry store spawns you with brass knuckles
-owning the gangbase spawns you with uzis
-owning the golf club spawns you with the golfclub weapon
-owning any of the chinatowns spawns you with a kitana
-owning a construction site spawns you with the chainsaw
-owning the high class ghost town spawns you with the rifle (not the sniper rifle)
-owning a bar (the mexican late night bar or the cactus green bar) spawns you with a pool cue
-owning the FleischBerg Beer spawns you with a few molotov cocktails
-owning anything sports related spawns you with a baseball bat
-owning the RC store in San Fierro spawns you with a few remote explosives
-owning the bat cave gives you the ability to pickup the jetpack AT the cave (maybe?)
-owning the emo property spawns you with a knife (so you can kill yourself from depression...haha!)
-owning the train station lets you goto any station and transport to another station
-owning any of the hideouts (not the sniper hideout) spawns you with a silenced 9mm
-owning any clothing store (Victim?) allows rehealing of armor (requires that you are wearing armor to start with)
-owning a control tower at the airport requires players to have a certain amount of money to enter planes/helis (just a nominal amount, like the start money of $2500), all of which is paid to the owner
-create a property at a fire department and let its ownership make you spawn with a fire extinguisher
-create a property at the gym and lets its ownership give you more running endurance
-create a property called Loc Dog's Place, and lets it ownership spawn you with the Tec9 ("Don't Be A Menace to South Central While Drinking Your Juice in the Hood" reference)


I'm not sure of your feel towards spawning with cars, but there is a long list of possibilities of car spawning with certain ownerships (e.g. souped up cars with the CarShowRoom, the dumper with the construction site, the tractor or the cottonpicker with a farm, the patriot with the Area69 control tower, the forklift with the warehouse, etc.)
